The market is hot right now. Houses have been selling fast. That is if they are priced right. On the other hand those that are priced very poorly take longer to sell and sell for much less than if they been priced properly from day one.
The mistake overpriced seller's make is that they are biased and do not realize that the longer a house is on the market the more likely a stigma is being attached to the house.
Potential buyers often feel something is wrong with a house that has been on the market longer than the current average "Days on Market" prior to a sale. These buyer's quickly say NEXT!!! and move on.
