Feel the footsteps of folks going to Open Houses in 2016
The 2016 new year is starting with an upside bang. Buyer's have started to scoop up listings that had been hanging around in the late months of 2015. This is common as history has shown that good weather early in the new year can kick-start the spring market....in January!!!
However, this weeks temperatures look to chill the bones, but that should not hold buyer's as the supply of new listing continues to stay well below demand. Locations that are hot, continue to be hot.
Just over the weekend I witnessed crowds of buyer's at local open houses. These homes are not all in show piece condition, but when the supply is low - these properties attract solid interest...if priced right - will sell quickly.
Enjoy the day.

Top 5 Reasons: Why People Move
Many people enjoy searching homes on the web or checking out an open house on the weekend. The real estate search is a nice escape from the regular routine, it allows us to dream.
Often dreaming is not enough to get you into that new property.
What I have found, is that something needs to be pushing you to make the move happen. Here are the top 5 reasons my clients move:
1. Family is Growing.
Adding children seems to be very popular.
2. Reno vs. Moving
This is popular to see folks analyze the situation as they do on tv shows like Love it our List it. Do the big Reno or the big Move. The truth is that the decision is a mix of being objective and subjective. In these cases please contact me to get you quotes and real life stories to let you know what both options entail.
3. Investment
In the mid 2000's many of us either tasted corporate downsizing personally or had someone close to them go through this process. For many this was an eye opener, much like in the early 1990's, that the corporate culture of the 1980's and prior where gone. That pension isn't what it used to be. Therefore many are taking action and investing in Real Estate as landlords, lenders, builders and speculators.
4. Down Sizing
The kids moved out 20 years ago and you are still looking after a pool that only the nieghbours use.
5. Separation
Unfortunatley the statistics on marriage are pretty stable in the 40% range for the country. For a breakdown by province. http://ow.ly/FBV9h
And there you have it. Enjoy your holidays and all the best in 2015

GTA Real Estate Forecast into 2015
From Jason Mercer at TREB -
"...sales growth has tracked strongly so far this fall, many would-be home buyers have continued to have difficulties finding a home due to the constrained supply of listings in some parts of the Greater Toronto Area, particularly where low-rise home types are concerned. The resulting sellers’ market conditions are forecast to drive strong price growth through the remainder of 2014 and indeed into 2015 as well,” said Jason Mercer, TREB’s Director of Market Analysis.
